At 4:40 pm, today there was a homeless guy pushing a green grocery cart through the P3 parkade level looking in the garbage cans. Not sure how he got in and I did call security right after I witnessed the incident. I was considering confronting the person but was concerned for my safety.
Security said they would send someone to patrol the area but it was more or less a 'call centre' that picked up the phone leading me to believe that there is no security on site and it's a security contracting company which sends security guards to the building if they feel the issue is a big problem.

That "homeless guy" you saw was me. Every week, I go through the entire building and collect all the bottles that get tossed in all the garbages (and left in all the towers). It's part of our recently developed building bottle recycling program, the goal of which is to drastically reduce the number of items that will attract actual homeless people to our bins and building. The concept being, if they find little of value here, there will be fewer of them hanging around, and fewer incidents going forward.
Since the program is still in the pilot stage, we don't have a lot of infrastructure in place to properly support it (yet). But, I'm working on it. The project WAS announced to North tower residents; those, at least, who chose to give me their email addresses for the Security contact list (you chose not to, so although I have yours, you weren't sent a message). I do intend for the project to be announced building wide sometime in the (near? hopefully!) future.

Hahahaha.. OMG! The irony is that I acutally tried to knock on your door to report it to you as soon as I saw the person in the parkade hoping you can apprehend the guy. I guess you could have saw me as a homeless guy too cause I was in pajamas and cleaning the car wiping the seats and all. haha
Security onsite
I looked at the security contracting company and it appears that they are uniformed security officers with a dog companion (german sheppard dog). Not exactly sure how a dog can assist in the security of the building. I'm guessing a big mean dog is better than not having one if you are in the security business. My understanding is dogs are usually used to sniff out drugs or criminals trying to hide? Not sure how the security contracting services work for this building but maybe it might be nice to have a permanent onsite security officer where as soon as you notice a prowler / homeless guy in places where they shouldn't be, you have the security officer's direct line and someone actually is able to investigate in minutes rather than hours.
