elevator phone lines

The owners just got their the 2010 condo budget this past week. At our past 2 AGMs (the only 2 that happened since I moved in), there were questions raised as to why the telephone expenses were so high--$610 per month! The answer given was that they were necessary because we needed emergency phone lines for our elevators, and that we really don't have much choice over the cost. But get this, last weekend, when the elevators in the South Tower were down (while someone was moving in!), I discovered (along with the people moving in) that the phones (or at least the one in C2) aren't even in working order! Not only should we get this fixed, but we should be entitled to some kind of refund. I don't know who should pay, is it Larlyn, the elevator company, or the phone company? But in any case, the owners/residents certainly did not have the benefit of using the phones if there was a real emergency, yet the owners are paying over $7,000 a year for this. I think it was also supposed to cover the after-hours line, but from my experience, I haven't gotten great service. When I called in about the elevators, they said they would call back very soon but didn't. And they don't allow me to connect to anybody at the Larlyn office to even leave a message. When you pay this much for phone service, you would expect there to be actual service, but this is not the case. This is absolutely disgusting!

Larylyn needs to give their head a shake

I used to work for a property managment company and we had taken over a condo from Larlyn. The Board seeked new managemnt because of problems they had with the Edmonton office. When we tookover some vendors had not been paid in almost a year and they were facing bankruptcy. In just under a year we had them back in to the black. Also they had never informed all owners of the condo fees and a special assessment they issued. Owners who had not paid were also never informed that they had a lien placed on their unit by a lawyer Larlyn had contracted and they ended up having to pay thousand of dollars when they had only missed some condo fees and a special assessment that was under $500. They need a huge wake up call, condominium management is not difficult, it is a lot of work but they need to find more competent people. Watch out if you condominium is managed by this company, you need to look out for your best interest and they are not. As for the phone, unfortunatly they would have no way of knowing this phone is not working, unless they actually performed maintenance checks, but many company's I find neglect to do a check on the phones in the elevators. This issue should be brought up with the phone company or the elevator company as the elevator company should be checking these services as they inspect the elevator. Larlyn should be taking it on though to ensure that this is dealt with!!!!

What property management company is it, if you don't mind me asking? Are there any other ones you can recommend? I can't believe the incompetence and attitude of Larlyn. I'm kinda surprised though that some vendors were that dependent on Larlyn and that they continued to deal with them, good thing you guys rescued them in the end. As for the phone, there was one particular one that was actually severed from the housing (like the wiring), and now also missing. I guess with the others, we'll have to ask them to check.. or make an emergency phone call!

Larlyn dropping the ball on something related to the building? That's...that's impossible. They would NEVER do that. They're the pinnacle of how a management company should run a building.

I think that the board should get the fees back for the owners. I don't know if any of the rental fees of the tenants go towards the phone lines, but if so, I think they should get money back too. I don't know how long the phones have been unoperational... judging by everything else in the building and how Larlyn operates, it could have been years. That would amount to thousands of dollars. For the owners, if we don't get a reduction in condo fees, then this can be applied to the reserve fund so that we can get the repairs related to the pool done sooner, or just maybe we can finally upgrade the elevators (especially the South Tower ones).

Its absolutely ridiculous that we're paying bills THAT high, for phones that don't even work. Its sad, but noone is holding them accountable!

From a purely amateur perspective, i think there are certain 'laws' in place that mandate an emergency phone line in every elevator. Now thats probably Larlyns defense here. We're paying the bill, clearly each elevator has a phone line! Its probably going to take some sort of catastrophe, or someone trapped in there for days, to actually get those things fixed.

And i didnt even look at the figures, but i bet whatever the number is, its way too high. Classic. I think buddy is right when he gives the contact info for Larlyn. Ive mentioned it to them on several occasions (while complaining about issues, haha). But i guess my voice alone isnt enough to change things.

FYI.... before you guys /gals go off on here stirring everybody up ...maybe you should get the facts streight ...the 610 per month is for the phone systems at capitalcentre that includes : 2 office phones, 2 cell phones an 6 emergency elevator phones ( that do work )..a nesessary evil when your running a business..:)

non-functioning phone

There's at least one that doesn't work--just go to all the elevators and check. The phone LINES may all be up, but not all the PHONES. How long it's been like this... who knows, but it looks kinda crusty to me.

so aside from the broken phones in all the elevators, each elevator also contains a secret, functioning phone? or...? cuz i am super curious where the working elevator phones are.

as for the two office phones and 2 cellphones. I pay just UNDER $60 for TWO cellphone lines. im not sure how it maths out to over 600.
I'm not saying it DOESNT, its just that I (or anyone else that i'm aware of) has not really been shown proof of it actually adding up to whatever that hilarious figure is.
